Building Operator

Job Summary
The building operator will report to the Operations Manager and will be responsible for the routine preventive and ad-hoc maintenance activities as well as all day-to-day service requests of a designated commercial portfolio.

Responsibilities:

  • Liaise with all tenant contacts on a regular basis to establish and maintain a healthy working relationship.
  • Act as a liaison between the head office/property management team and the tenants.
  • Directly responsible for the building’s operation of all building facilities.
  • Perform routine and preventive maintenance on all building system (HVAC, Fire, Life and Safety, Security, Grounds-keeping etc.)
  • Assist the Operations Manager in the collection and preparation for quotations for contractor services.
  • Attend to tenant enquiries and/or building maintenance requests and work orders.
  • Carry out minor maintenance requirements/repairs on a scheduled or periodic basis including but not limited to filter replacement, litter picking, painting, and snow removal.
  • Emergency on call duty for after-hours building issues.
  • Operate Building Life and Safety equipment.
  • Manage service contractor relationship – mechanical, electrical, refrigeration, cleaning, security, etc. – to ensure that the building is operating at optimal levels in terms of tenant satisfaction and profitability; ensure that existing maintenance or service contracts are enforced and that all outsourced contractors and sub-contractors are supervised.
  • Any other job related duties and projects that may be assigned.

Qualifications:

  • Minimum 3 years experience in a related environment.
  • Working knowledge of heating, refrigeration, plumbing, would be an asset.
  • Strong organizational and interpersonal skills with the ability to work in a team environment, or independently with minimal supervision;
  • Enthusiastic, pro-active, and service driven.
  • Valid Driver’s License is required
  • Excellent technical trouble-shooting and problem solving skills

Live in Superintendent

Job Summary
Live in Superintendent required for modern centre-town premier high-rise condominium. You will live and work in the community and be responsible for contributing to a first class customer experience by performing daily cleaning of all common areas, general building maintenance and inspections and minor repairs to the common elements both in suite and in the common areas.

Key Responsibilities and Accountabilities: 

Cleaning and daily routine activities

  • Daily cleaning of main lobby, common hallways, stairwells, elevators and mail room
  • Exterior: Pick up litter, cigarette butts at main and side entrances to the building, including parking garage entrance
  • Daily cleaning of amenity spaces (fitness facility, sauna, pool, change facilities, showers, party rooms, washrooms)
  • Ensuring cleanliness of parking garage facilities. Coordinate cleaning activities with service providers as required.
  • Ensure any ice patches are slated on a regular basis. Sweep away grit from main entrances
  • Coordinate seasonal changes to cleaning schedules and priorities with operations manager. Implement these changes
  • Maintain the cleanliness and organization of all electrical, mechanical, storage and other work areas
  • Complete turnover and inspection of guest suites and party rooms on an as need basis
  • Maintain and manage garbage chute and waste bins, including taking waste bins to curbside for waste pick-up days
  • Other duties within the scope, spirit and purpose of the job, as requested by management.

Building Systems Responsibilities

  • Perform swimming pool water chemical testing and water balancing weekly
  • Daily inspection of mechanical rooms and log observations of key equipment
  • Report anomalies to Operations Manager
  • Meter readings as required
  • Monitoring building heating and cooling systems and water supply systems
  • Weekly/monthly fire alarm and suppression system inspections
  • Daily fire exit inspections
  • Sump pump monitoring.

Administrative and coordination activities

  • 24-hour on-call emergency response to deal with resident issues or building emergencies
  • Post notices to owners and renters in common area noticeboards as required
  • Coordination and/or escort of building service providers
  • Document service requests and the resolution thereof
  • Access card control system administration
  • Security camera system administration
  • Monitor common area amenities and create work orders where corrective maintenance is required
  • Be available to residents for general inquiries about living in their suite, building and community
  • Monitor the performance of external contractors to ensure quality workmanship and customer service excellence and report any issues to the operations manager
  • Lock and unlock amenity spaces based on approved schedules
  • Responding to owner service requests/concerns of the common areas. 

Job Requirements: 

Education

  • High school diploma is required.
  • A trade certificate or license is considered an asset.

Experience

  • A minimum of two years of relevant work experience or an apprenticeship or combination thereof
  • Must be familiar with condominium rules and regulations
  • Knowledge of building automation systems an asset.

Specialized Skills, Knowledge and Abilities

  • Strong initiative and sense of ownership.
  • Excellent problem solving, interpersonal and communication skills.
  • Ability to complete routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, and basic electrical repairs.
  • Knowledge of mechanical and HVAC systems.
  • computer skills, including the ability to use email, smartphones and web-based applications.
  • Keen attention to detail and the ability to work independently is a must.
  • Must have own tools and safety gear
  • Having received WHMIS training, working at heights and first aid is considered an asset

Responsibilities and Duties

  • Responsible for visiting other builders in the same area and preparing Competition Analysis’ on a monthly basis
  • Liaison with other departments including Site, Architecture and the Design Centre when needed to ensure accurate information is communicated to homebuyers and potential homebuyers
  • Responsible for attending weekly sales meetings at head office

Project Manager - Condominium

Our team at Richcraft is currently seeking a talented and dedicated Construction Project Manager. The successful candidate must be experienced in the construction of residential condominiums (concrete construction) and commercial projects.

 

Responsibilities will include, but not be limited to:

  • Managing the construction of residential high-rise condominium projects
  • Leading the planning and execution of the project from tendering to closeout including quantity take-offs, budgets, tendering of projects to trades, negotiation of subcontracts and scheduling and obtaining approval from Richcraft senior officials
  • Possess extensive knowledge of all aspects of project management including development of project budgets and schedules, contract documentation and administration including general contractor progress draws and consultant invoices, monitoring project costs and implementation of policy and procedures for quality control
  • Planning, organizing, directing and controlling the daily operations during the construction phase of the projects
  • Possess positive leadership with strong interpersonal and communication skills, and strong problem-solving skills while managing a team of supervisors, design consultants, field engineers and contractors

The ideal candidate possesses significant knowledge of residential construction and cost estimating, gained from a combination of education in Architectural Technology/Building Construction Programs and through work experience.

The successful candidate must be familiar with all facets of the residential construction industry and must work well within a team environment. Along with the ability to prioritize their own work and manage multiple projects simultaneously, the candidate must be self-driven and possess excellent written and verbal communication skills.

Preference will be given to candidates with experience and proficiency in the following:
