Land Development Project Coordinator

The Land Development Project Coordinator will assist the Land Development Team in completing various department and project specific tasks.

Responsibilities

  • Assist in the preparation of various land development applications to the City of Ottawa, including: Draft Plan of Subdivision and Draft Plan of Condo, Zoning By-Law and Official Plan Amendments, Site Plans, Committee of Adjustment applications and various other permit applications.
  • Coordinate with external consultants to obtain reports and plans in support of development applications.
  • Liase with Construction department to ensure coordination with Land Development initiatives.
  • Assist the Land Development team with obtaining development approvals for our various projects.
  • Assist with the input in and production of reporting, budgeting and project schedules.
  • Conduct site visits, as required.
  • All other duties as required.

Required Education, Skills and Qualifications

  • Post-secondary Certificate or Degree in Civil Engineering, or Urban Planning or other formal technical training that is relevant to the field.
  • 1-2 years’ experience working directly for a home building or land developer.
  • Proficiency in Microsoft Office.
  • Knowledge of Microsoft Project will be considered a key asset.
  • Strong communication, integration, problem-solving and interpersonal skills.
  • Strong attention to detail.
  • A valid driver’s license and car is required

Construction Superintendent

The Construction Superintendent is responsible for the overall supervision of construction projects, crews and sub-contractors. The performance of the duties must ensure a quality approach to all employees, customers, subcontractor, general contractors, tenants, managers and suppliers.

Responsibilities

  • Oversee and manage the construction site from the set-up phase, including setting up structures and processes for the site office, access, through to hand-over at the completion of the project.
  • Assist in developing and maintaining construction production schedule and site management plan.
  • Review and understand project drawings and specifications, and address any discrepancies by reporting them to the Construction Manager.
  • Provide schedule updates to the Construction Manager on a regular basis.
  • Schedule meetings with and manage subcontractors.
  • Establish and maintain quality control measures on site.
  • Identify and resolve conflicts within project teams and associated work; create contingency plans to mitigate risk.
  • Ensure inspections are completed periodically throughout the construction phases to ensure buildings meet specifications of clients.
  • Oversee performance of all trade contractors to ensure architectural and engineering drawings are being delivered with accuracy and to regulatory standards.
  • Provide guidance to employees and contractors on how to work in a more safe and efficient manner.
  • Participate in all Safety reporting functions. Ensure the timely delivery of safety reports to Safety Officer in order to maintain all legislative requirements.
  • Ensure accurate and timely project close date; adjust working schedules to ensure deadlines are met.
  • Enforce all Richcraft policies and procedures.
  • All other duties as required.

Required Education, Skills and Qualifications

  • A minimum of 5 – 8 years of work experience in residential construction
  • Ability to read blueprints, schematics, field drawings and plans.
  • Strong communication, integration, problem-solving and interpersonal skills.
  • Ability to cope with high intensity and stressful environments.
  • Demonstrated success in project delivery and execution of project management methods.
  • Understanding fundamentals of contracts and experience in managing contractors under the terms of a contract.

Health & Safety Officer

Responsibilities:

  • Safety orientation, safety training, job site inspections and reporting
  • Conducting on-site safety meetings
  • Maintain awareness of amendments to the Occupational Health & Safety Act and Regulations, and make recommendations for their implementation
  • Perform job site safety compliance inspections including hazard analysis, safe work procedures, written reports and recommendations
  • Monitoring and adhering to company safety program by all Richcraft employees and subcontractors
  • Research, plan, organize and conduct training programs and seminars
  • Guide Joint Health and Safety Committees on safety-related matters
  • Ensures timely completion of accident and injury reporting and WSIB reporting requirements
  • Perform additional assignments per supervisor’s direction

Skills, Knowledge, Qualifications and Experience:

  • Must have construction experience
  • Health and Safety college or university program graduate or equivalent
  • Knowledge of Occupational Health & Safety Act and Regulations.
  • JHSC certification
  • Working towards certification, or already certified, under the Occupational Health & Safety Act/Regulations is preferred

General Labourer

Responsibilities and Duties:

  • Clean units under construction both inside and out
  • Maintain cleanliness by removing all excess garbage
  • Performs tasks including drywall patching, paint touch-ups and caulking
  • Performs intense physical labour on a daily basis

Qualifications and Skills:

  • Organized with an attention to detail
  • Excellent communication skills
  • Valid Driver’s licence and personal vehicle is required

Prep Help/Handyman

A prep person/handyman is needed for one of our sites and will be responsible for doing minor job related tasks in the home and interacting with homeowners on warranty items.

Qualifications:

  • Must have your own tools
  • Previous residential construction knowledge
  • Complete tasks such as minor drywall repairs, paint touch ups, caulking and general cleaning
  • Self-motivated and enthusiastic
  • A valid “G” driver’s license is required and you must provide your own vehicle
