Land Development Coordinator

The Land Development Coordinator is responsible to support, coordinate, research, present, track and process information for various stages of the land development approval process.

Responsibilities:

  • Process municipal planning applications for land development permits primarily related to an understanding of land use plans and zoning by-laws
  • Plan, organize, direct, control and evaluate development projects from start to finish according to schedule and budget
  • Supervise and co-ordinate work of hired consultants
  • Confer with municipal authorities, civic leaders, social scientist, lawyers, land developers, the public and special interest groups regarding plans and proposals
  • Ensure all project files are up-to-date and circulated to all relevant internal departments
  • Order plans and circulate them to appropriate staff members
  • Some data entry into the Land Database in regards to project management
  • Enter new civic addresses and legal descriptions into the Land Database
  • Coordinate and report on meetings with stakeholders, City staff, community members, consultants and others
  • Any other duties as required.

Requirements:

  • Post-secondary Certificate or Degree in Civil Engineering, or Urban Planning or other formal technical training that is relevant to the field
  • A minimum of 3-5 years of experience in the construction, planning and land development field
  • Strong organizational skills with the ability to prioritize work and meet firm deadlines.
  • Proficient in Microsoft Office (PowerPoint, Excel, Word, Outlook).
  • Strong problem-solving skills. Strong verbal, written and presentation/communication skills.
  • Bilingualism (English and French) is considered an asset.
  • Ability to communicate quickly and concisely in a verbal and written format.

Construction Superintendent

Richcraft Homes is looking for a Construction Superintendent to join our team who is as excited as we are to help enrich our local communities. The Construction Superintendent is responsible for the overall supervision of construction projects, crews and sub-contractors. The performance of the duties must ensure a quality approach to all employees, customers, subcontractor, general contractors, tenants, managers and suppliers.

Responsibilities:
• Oversee and manage the construction site from the set-up phase, including setting up structures and processes for the site office, access, through to hand-over at the completion of the project.
• Assist in developing and maintaining the construction production schedule and site management plan.
• Review and understand project drawings and specifications, and address any discrepancies by reporting them to the Construction Manager.
• Provide schedule updates to the Construction Manager on a regular basis.
• Schedule meetings with and manage subcontractors.
• Establish and maintain quality control measures on-site.
• Identify and resolve conflicts within project teams and associated work; create contingency plans to mitigate risk.
• Ensure inspections are completed periodically throughout the construction phases to ensure buildings meet the specifications of clients.
• Oversee performance of all trade contractors to ensure architectural and engineering drawings are being delivered with accuracy and to regulatory standards.
• Provide guidance to employees and contractors on how to work in a more safe and efficient manner.
• Participate in all Safety reporting functions. Ensure the timely delivery of safety reports to the Safety Officer in order to maintain all legislative requirements.
• Ensure accurate and timely project close date; adjust working schedules to ensure deadlines are met.
• Verify all onsite safety training for all new hires, including employees, trades and contractors.
• Enforce all Richcraft policies and procedures.
• All other duties as required.
Required Education, Skills and Qualifications
• Post-secondary Certificate in Civil Engineering Technologist, Engineering Degree or other formal Technical training that is relevant to the field.
• A minimum of 5 – 8 years of work experience in residential construction with demonstrated increased responsibility/supervisory work.
• Ability to read blueprints, schematics, field drawings and plans.
• Strong communication, integration, problem-solving and interpersonal skills.
• Ability to cope with high intensity and stressful environments.
• Strong attention to detail.
• Demonstrated success in project delivery and execution of project management methods.
• Understanding the fundamentals of contracts and experience in managing contractors under the terms of a contract.
• Updated safety certificates are required
• A valid driver’s license is required as this requires travel to and from sites to the office.

Finishing Foreman

Richcraft Homes is looking for a Finishing Foreman to join our team who is as excited as we are to help enrich our local communities. The Finishing Foreman will be responsible for taking projects from drywall to handover and will be responsible for dealing with all trades and handymen, liaise with external construction personnel to ensure project construction is executed in a timely and efficient manner.

Responsibilities:

  • Oversee and manage projects from drywall to handover
  • Assist in developing and maintaining construction production schedules
  • Provide schedule updates to the Construction Manager on a regular basis.
  • Schedule meetings with and manage subcontractors.
  • Establish and maintain quality control measures on site.
  • Ensure inspections are completed periodically throughout the construction phases to ensure buildings meet the specifications of clients.

New Home Warranty Service Representative

Our team at Richcraft Homes is looking for a New Home Warranty Service Representative.

Responsibilities:

  • Addressing pre-occupancy & post possession homeowner concerns.
  • Conducting visual inspections of warranty issues.
  • Performing hands-on repairs.
  • Scheduling additional services with sub-trades.
  • All other duties as required.

Requirements:

  • 3 years experience in residential construction
  • Possess your own tools
  • Excellent organizational skills, time management and demonstrated attention to detail
  • Ability to work independently and unsupervised
  • Good interpersonal skills required, including being a team player
  • Excellent written & verbal communication skills
  • Experience with Tarion Warranty program would be considered an asset
  • A valid driver’s license and car is required

Prep Help/Handyman

A prep person/handyman is needed for one of our sites and will be responsible for doing minor job related tasks in the home and interacting with homeowners on warranty items.

Qualifications

  • Must have your own tools
  • Previous residential construction knowledge
  • Complete tasks such as minor drywall repairs, paint touch ups, caulking and general cleaning
  • Self-motivated and enthusiastic
  • A valid “G” driver’s license is required and you must provide your own vehicle
